How Much Is My Home Worth?
You’ve made the decision to list your home, and now the first thing you’re wondering is “How much is my home worth?” As a full-time real estate agent in the Queen Creek and surrounding areas, this is an assessment I do all the time! From my experience, I can tell you that there are MANY factors that need to be considered before deciding what to list your home at, and it’s important to get the price right initially so your home does not just sit on the market.
Location, Location, Location
First and foremost, as many of us already know, it’s all about LOCATION, LOCATION, LOCATION!! What city, and more specifically the neighborhood, your home is located in plays a big part in the price of your home. The exact same house in two different parts of town could be worth a very different amount. Sometimes the same house in the same neighborhood sells for a different amount if one backs up to a golf course and the other doesn’t, for example. Take a look at homes being sold in your neighborhood and you’ll get a general price range for where you live.
From there, we’ll look at more details of your home, such as lot size, square footage, style of home (is it single-story, 2-story, etc.), number of bedrooms/bathrooms, etc. What type of upgrades you have plays a factor, as well as how well the home has been maintained. We’ll look for homes recently sold in your area that have similar characteristics, and use those to get a better idea of what your home could go for.
Do I need to get an appraisal before listing my home?
The answer to this is no. An appraisal is something that is usually initiated by the buyer once you are already under contract. This is typically for the buyer’s lender to make sure that they are lending the appropriate amount for the home. As long as you have priced your home correctly based off the recent comps in your area, there should not be an appraisal issue down the road.
Online Resources
While there are many resources available online that provide home value estimates, these estimates are based on limited data. As always, work with a knowledgeable REALTOR® that you trust. We have access to accurate comparable homes in your area and will take the time to evaluate the upgrades and condition of your home specifically.
