Why do people live in the neighborhood? What’s the neighborhood like?
Rancho Bella Vista actually consists of 2 neighborhoods in San Tan Valley which are often confused. The original subdivision is Rancho Bella Vista which is located at Hunt Hwy and Bella Vista. It was started by Hancock Builders in 2003 and then Meritage Homes finished the community over the years ending in 2009. The neighborhood has a total of 936 homes, 396 are single level and the balance of 540 are two story homes. The average lot size here runs about 7100 square feet and the average home size just under 2100. Rancho Bella Vista has a huge wash running through it and is surrounded by farmland which means there are beautiful, unobstructed views of the San Tan Mountains as well as the Superstitions to the south.
Rancho Bella Vista South is the other subdivision which is just a mile up Bella Vista Road. It is on Gantzel Blvd and Bella Vista Road. It has a different management company for it’s HOA called AAM. Rancho Bella Vista South is bounded by farmland which keeps it feeling rural. It was built in 4 phases by Ryland Homes and Richmond American Homes from 2005-2009. Different phases have different characteristics, with average houses sizes ranging from 1860 square feet up to 2867 square feet, and lot sizes from 5504 up to 7321 square feet. There are a total of 591 homes in Rancho Bella Vista South. Of these, 379 are one story homes and the balance are two stories. Rancho Bella Vista South features parks, walking paths, tot lots, sport courts. This means that there is a lot of wonderful outside space to enjoy the wonderful weather we have here in Arizona.

It is close to many major amenities including the Banner Ironwood Health Center , Queen Creek Public Library, the Communiversity @ Queen Creek , Horseshoe Park and Equestrian Centre, Schnepf Farms, Olive Mill, and it’s just a short drive to the nearby San Tan Mountain Regional Park which contains more than 10,000 acres of natural resources and trails. It is also conveniently located near Phoenix-Mesa Gateway Airport and many other conveniences including retail shopping, medical facilities, great golf courses and so much more.
