Why You Should Use a Realtor to Purchase a Home?

While many people think they have to have a realtor, you technically don’t. But we are here to help our buyers and sellers get the best transaction possible for their situation. While you might think avoiding using a realtor will save you a lot of money, that isn’t usually the case.

Most of the time, the person selling or buying a home hasn’t done it that many times in their lifetime. As a realtor, I have witnessed thousands of transactions. This gives me knowledge that most buyers don’t have. Not to mention the training and expertise that comes along with hiring a professional.

Furthermore, most of the time, the buyers aren’t going to pay the realtor fees anyway, which will be negotiated with the seller. This means that you will not have a bill directly from me at the closing, but it will all be tied into the cost of the home, making it a smooth and easy process.

Using a Realtor to Purchase a Home

Most sellers have a real estate agent working on their behalf (usually referred to as a listing agent because they handle the listing), so it’s a good idea to have someone on your side as well. As a buyer’s agent, I will represent you in negotiations and can teach you how to make an offer on a house. Just like in the case of going to court, you need to have someone that is looking out for your best interest, as I promise you, the seller, and their agent, are not. You’ll Get a Lower Rate

I work hard to get the most for your money, which means negotiating a lower price when possible. These negotiations are not something I would recommend doing on your own, as, again, you probably have little to no experience in it. I will also help you determine the best price to offer for a property based on comparables in the area. While you can do some of this research on your own, I have access to more detailed information and the knowledge to understand all the nuances. For example, a home may come with certain amenities that will increase its value, but knowing how much of an increase is important.

I Will Help You Save Time

If you’ve ever sat down at the computer to begin your house hunt, you know how long it can take. Looking for a home can be a never-ending time-consuming game. This is where I can come in. I will take down your specifications and what you want in a property. You must know your most important features so you don’t waste anyone’s time. For example, if you need three bedrooms, but are open to putting one in the basement, then that is certainly information that should be shared. This will allow me to find and share only properties that match your criteria.

Also, I am constantly attending events and open houses on behalf of my buyers to avoid wasting my buyers’ time. This is an added perk where I can get into the home and take a look before I set something up with you. This will ensure that there aren’t major details not disclosed in the listing, such as poor location, landscaping, or neighbors. I can get a feel of the location, something you cannot get when simply looking at a property on the screen.

The real estate professional network is unlike any other business network you may have encountered. Real estate agents, such as myself, constantly talk about houses and discover hidden treasures along the way. This can help you find something that may not even be on the market yet. I can let others in my inner circles know what I am searching for in case they see something like that about to hit the market. This gives you an edge at what is on the up-and-coming market that you certainly won’t find anywhere else.
