San Tan Valley AZ Real Estate Market Report

The San Tan Valley AZ Real Estate Market Report reveals several interesting statistics regarding the local real estate market for San Tan Valley, Pinal County. The San Tan Valley area is expansive and includes neighborhoods such as Circle Cross Ranch, Copper Basin, Johnson Ranch, Laredo Ranch, Moon Shadow Las Praderas, Morning Sun Farms, Pecan Creek, San Tan Heights, Skyline Ranch, and Ironwood Crossing.
The local market report tells us that the number of new listings in February 2015 was down 15.4% from January. The number of closed sales was 133 which was up 33.0% from the previous month. This time of year is one of the busiest in our Arizona real estate market. Homes that are priced well and show well are still going to sell relatively quickly in this market, but in general homes are sitting on the market for an average of 90 days on market. The median sold price for February was $165,000 which is an increase of 10.0% from February 2014. There are currently 510 homes for sale in the greater San Tan Valley area and Queen Creek (outside the Town of Queen Creek’s borders), Pinal County. It is important to understand the boundaries of the Town of Queen Creek, because there are many homes on the market that are listed as a Queen Creek address, however, they are truly outside the Town’s borders. The address may say Queen Creek, but in reality, the home is located in Pinal County and it is not located in the Town of Queen Creek.
