Phoenix Metro Area Market Update July 2022
We have now officially changed our language from “the market is shifting” to “the market has shifted”. There are still quite a few unknowns about how far the market will continue to shift, but what we do know is that it has moved in a much more favorable direction for buyers. If buyers are willing to ride this interest rate wave (maybe with the intent to refinancing in a few years), then they may find that they have much less competition and possibly even some seller concessions (a home warranty, closing costs, splitting HOA fees, etc.) being offered.
There is still an influx of listings hitting the market as sellers try to capture what is still considered record high prices for their homes. Due to the influx in listings, sellers are now the ones dealing with steep competition, which means they need to be sure their home is staged and ready to sell while pricing appropriately with (not above) comparable homes.
