Is Staging a House a Smart Option Before You Sell?

Many properties go under contract the first weekend they’re posted and occasionally without any market preparation. Nonetheless, I cannot guarantee sellers that their house will stand out and earn the highest bids until purchasers fall in love with the home. That’s where staging comes into play! In what ways can stage entice purchasers to make a high-priced purchase? Allow me to clarify.

What Is Home Staging?

It is important that when your potential buyers visit, they can envision themselves living in the home. You have probably heard that too much personal stuff in the house can be distracting, yet fully empty rooms might come across as cold and impersonal. Home staging could be the answer.

Staging a home entails temporarily furnishing and decorating — and sometimes remodeling various rooms to make them more appealing for sale. It is possible to stage a property on your own. However, you can also hire home staging businesses to handle it for you. If you opt to use a home staging firm, I would be happy to provide a recommendation or provide you with a list of referrals.

Assist Buyers in Making Emotional Connections

The point of staging is to elicit an emotional response from the potential buyers. This provides a move-in ready home that is warm and inviting. Updating décor with trendy, inviting style, especially in dining rooms, kitchens, bedrooms, and living spaces may leave a lasting impression. Furthermore, with proper staging, buyers will be more committed and may be inclined to increase their offer. Furthermore, studies have shown that they are also less likely to change their minds or back out at the last minute.

Improve Perceived Value

To make the best impression, staging minimizes the problem areas and emphasizes the advantages of a property. To eliminate potential distractions, begin by personalizing and decluttering. Then, to brighten the space, apply a layer of the neutral wall color, remove outdated window treatments, strategically arrange furniture and remove clutter. These minor improvements will highlight the home’s unique traits and raise its perceived value.

Assist Buyers in Better “Visualizing” a Vacant Home

There is no doubt that a gloomy, barren property will not attract the same amount of attention as one that is loaded with trendy, appealing furnishings and accessories. It helps customers imagine their furniture in the area and how it will fit their lifestyle and makes the room feel larger and more inviting. Create High-Quality Online Images to Increase Interest

You only have one opportunity to make a first impression. According to the National Association of Realtors® data, nearly all (99%) of millennial house buyers begin their search online. Even in a hot market, arranging a photo-ready home can directly impact a buyer’s choice to see the home in person and submit an offer.

This means that if you don’t want to go through staging your home in person, there are other options. Virtual staging is something that many home buyers are looking into. This is where the staging is done via a computer to give the home a staged look at a lesser cost. While this isn’t ideal, it is certainly better than having a vacant home shown online.

Statistics Show That Staging is a Worthwhile Investment.

According to research from the Real Estate Staging Association®, sellers experience an ROI of 5-15% return on investment with an average investment of 1% of the sale price on staging.

According to a recent International Association of Home Staging Professionals survey, staging helps sell properties three to thirty times faster than unstaged rivals. Furthermore, staging can boost the sale price by up to 20% on average. That’s a pretty big increase! This is why I feel it is important to consider staging your home to maximize your profits.

If you are considering selling your home, I would be happy to take a look and let you know my thoughts. After selling homes for many years in the Queen Creek area, I understand what potential home buyers are looking at. While home staging is an excellent option for many clients, some clients need a little decluttering and maybe some fresh paint to improve their property.
