House Hunters Online Search Edition: Last week I met with some new buyers for the very first time. It was a young family and they were preparing to buy their first home. They were so excited because they found many homes listed online in the Town of Queen Creek that were well within their price range. They did all of the right things, got their pre-approval from a lender, had discussions with their landlord about moving and contacted a local, full-time Realtor.
When I sat down with them, we discussed their price range and wish list for their dream home. Then, I plugged in all of the criteria for their desired home into my MLS search, and there were ZERO homes that matched our search. We kept adjusting the criteria like price and square footage in hopes that there might be a few homes for them to review, and still nothing came up. At this point, I’m pretty sure they thought I was nuts as they kept telling me they were finding dozens of homes that fit their original criteria online. So, I decided to do a little research of my own that we’ll call: House Hunters Online Search Edition. We went online to one of the websites they had been using in their home search and we performed one of their searches, and immediately several homes popped up that they absolutely loved. I asked them to pick their favorite, and it was a beauty, a single level home in the Villages at Queen Creek listed at well under their budget. I went back to the MLS and pulled up the details of the home for them and it revealed that it had sold last June, 8 months prior! The data from their online search was completely outdated and misleading. And, with home prices increasing 37% from a year ago, as you might imagine, there were no homes remaining in this neighborhood within their price range.
Bottom line is this, be sure to interview agents early on in your home search process and choose someone that will provide you with good, accurate information on a daily basis. Do not rely on internet searches alone to find your next home, because as you can see from this story, it can lead to disappointment. Choosing a Realtor in Real Estate Transactions is extremely important to the success of your home buying or selling process!
