Are Home Inspections Important?
As a full-time real estate agent in the Queen Creek and surrounding areas, a question I get a lot from my buyers is why are home inspections important. This is a completely valid question, as no one wants to spend more money on something that isn’t necessary, right? You’ve already found the home of your dreams, your offer was accepted, and you are on cloud nine! Why get an inspection for a house you love so much?
Now let me ask you this… Would you still love that home if you knew it came with termites and $10k worth of other repairs? ALWAYS, ALWAYS, ALWAYS get a home inspection! It’s imperative that you are fully informed about the property you are purchasing. Your dream home might look perfect from what you see on the outside, but it could be riddled with required repairs you’d never know about unless a professional pointed them out.
During an inspection, the home inspector will check not only the structural elements of the home but also the plumbing, roofing, wiring, and insulation. Depending on the home you are buying, you may want to consider also paying for a radon, termite, well water, and/or septic tank inspection as well.
Once the inspection is complete, the inspector will provide a detailed report that highlights the repairs required to bring the home up to current standards. The buyer may then ask the seller to complete the repairs, provide a concession to cover the cost of the repairs (which could mean lowering the purchase price), or decide not to purchase the home altogether. The inspection report will provide you with a CLEAR understanding of the investment you are making and allows you to plan appropriately for expected repair costs.
Is an inspection report still important if I’m purchasing a new build?
You may be wondering if it’s still important that you get a home inspection when purchasing a new build, considering the home is NEW and there is usually a one-year warranty from the builder.
