What is a Home Warranty and Should I Get One?

One of the more common questions I get from buyers is “Should I get a home warranty?”. While a home warranty is not a requirement for buyers, I think a lot of the uncertainty on whether or not they need one comes from not fully understanding what a it is or how one can be beneficial down the road. Below are a few key points to consider when deciding if a home warranty is something you need.

What is a Home Warranty?

A home warranty is a service contract between the homeowner and a H.W. company, usually for one year. It protects a resale home buyer against the cost of unexpected repairs/replacements to the home’s major components and appliances that were damaged due to standard wear and tear.

What is the Difference Between a Home Warranty and Homeowner’s Insurance? 

Homeowner’s insurance, unlike a home warranty, will reimburse the homeowner when there is a claim that occurred from an unknown or contingent event. It will cover hardships such as fire, theft/vandalism, water damage, etc. A home warranty, on the other hand, covers only specific components of the home that failed due to normal wear and tear. It will not reimburse you for losses, but instead will repair or replace covered components of the home/appliances so long as the damage occurred by normal use. A home warranty often will cover items that are not covered under a standard homeowners insurance policy, which helps protect the buyer from more unforeseen issues with their home. For example, if your dishwasher leaks and damages the floor, your homeowner’s insurance policy will likely cover the floor but will not help with the cost of repairing or replacing the dishwasher. However, if you also had a home warranty, the dishwasher would be repaired or replaced for a small service fee.

Who Handles the Repairs? 

Your H.W. company will have a list of contractors that they’ve partnered with to do the repairs/replacements. This eliminates the homeowner having to go out and research qualified contractors in their area, as the H.W. company has already done this. And again, they will be covering the cost of the repairs and replacements, so the homeowner does not have to worry about finding the best deal out there.

 

In my experience as a full-time Real Estate Agent in Queen Creek, I always include a home warranty in the purchase contracts I write. I think it’s always a good idea to protect yourself from unforeseen damage, especially as a resale buyer. Although we always go through an inspection, you never know what may pop up six months down the road that you weren’t planning for. A home warranty can help cover that cost and put your mind at ease!
