Should I Use a Real Estate Agent to Sell My Home?

Should I use a Real Estate Agent to sell my home? Or, should I sell my home For Sale By Owner (FSBO) and save a little bit of money? These are some of the questions that ping pong back and forth throughout many homeowners minds before they list their house. As a full-time Real Estate Agent, I can safely assure you there are many benefits to listing your home with a professional’s help. Some of which, could even save you money in the long run! Below is a list of things to consider when deciding whether you will choose to sell with an agent or on your own.

 

  1. How are your negotiation skills?  Most people are not professional negotiators. In this kind of transaction, it is imperative to have the ability to articulate and fight for what you would like to see/happen. It is very easy to become overwhelmed, and you may not know what is the right thing to say or do in a given situation. If that’s the case, you might not end up with the result you were hoping for.  Real Estate Agents, however, practice the art of negotiation everyday. We are trained and determined to make sure our clients receive the best deal possible for them.
  2. How are your marketing skills? The most effective way to sell a home quickly is to make the listing public. In general, the more people that view your home, the more likely you are to get the price you are asking for. As Real Estate Agents, we have access to private marketing tools, such as the MLS, that will allow your home to be seen by the most people. In addition, we will go the extra mile to advertise for you on many other platforms, including social media and our professional blogs. If you don’t have very many of potential buyers viewing your listing, you may feel obligated to accept a lower price than what you were hoping for.
  3. How are your decorative/staging skills? There are often minor cosmetic tweaks that homeowners can make that will drastically improve the way their home shows to potential buyers. Whether that be painting the walls the right color, removing dated window coverings, or cleaning up some of the clutter that overwhelms the space, a little change can make a big difference.  Sometimes it is better to gain an outside perspective as to what might be a hindrance to selling. A lot of the times, a homeowner won’t even notice something because they are simply used to it.   Real Estate Agents, however, provide a fresh perspective and are committed to showing your home in its best possible light.
  4. How are your paperwork/organizational skills? There is a lot that goes into successfully completing a transaction, even more-so than just finding a buyer and negotiating a price. Many full-time Real Estate Agents will even hire another agent to assist them with the paperwork and timeline of escrow because there are so many things to do! If you are unfamiliar with the process in general, it might become overwhelming to know what documents you need and when do you need them completed by. You may end up needing to hire an attorney and a sales coordinator to help you out, which could potentially cost you even more money. A Real Estate Agent, however, will take care of all of this for you and then some! You will not need to worry about a thing, as you will have complete guidance throughout the entire process!
