Did you know that new construction is on the rise and the number of permits for single family homes rose by 7.7% since last year at this time? Resale homes may struggle to compete with what we like to call the “shiny new penny syndrome!” Brand new homes can be very appealing to home buyers, even though they will require additional investment from the home buyer to finish off the landscaping, interior (blinds/appliances/decor/paint/etc). Many people are attracted to new homes because they are just that…NEW! They like the idea of being the first people to live in a home and to have the opportunity to customize the home to their design preferences. They may also like the new home warranties that come from the builder and/or product manufacturer.

However, there is a lot of value to be found in a resale home, especially one that has been impeccably maintained both inside and out. As a potential home seller, you need to put your “buyer’s hat” on and look at your home and make a list of what your home has to offer in comparison to a new build. What can you do to make your home more attractive? Curb appeal, upgrades already done, backyard landscaping and/or pool complete? There will always be buyers who are looking for a home that is completely move-in ready and they are not willing to consider a new construction home because they know that it will require a lot of extra work and financial investment after closing. These are the home buyers that you should think about when pricing and marketing your home for sale. It is important to work with a Realtor who knows what it will take to compete with all of the new construction homes that will be hitting the market in the coming year.
