“The gentle squeeze on buyers continues. From February to March 2017, average sold price for properties in Metro Phoenix rose again by 0.7%, to $289,553. Demand soared with 9275 closed properties in March, a whopping 41.9% more than February! This momentum toward increased demand, paired with only a 5.2% increase in supply of active listings, spells out multiple offer scenarios and likely another substantial price jump about to happen in April for homes in most areas and price ranges. New build activity is bustling, and Q1 of 2017 saw 24% more land sales than Q1 of 2016, both additional signs of healthy demand and a swelling population while interest rates remain in the low 4% range.
