Home Inspection Options for New Construction Homes

new-home-construction1There are several home inspection options for new construction homes. Some buyers prefer to hire a home inspector to do a “phased” inspection at various stages of the construction process to identify potential issues while the home is still being built. If a buyer purchases a finished “spec” or “inventory” home from the builder, then construction is likely already complete and a “phased” inspection will not be possible. In that case, a buyer may choose to do a home inspection prior to close of escrow or closing on the home and request that the builder make any repairs in advance of closing. However, many buyers will opt for another option which is to wait until the 11 month mark to conduct a private home inspection. This allows the home buyer time to get used to their new home and an opportunity to identify any of the quirks that may come along with it. It also gives them time to prepare their own list of concerns to pass along to the home inspector based on their experiences living in the home for the past 11 months. This is probably the most popular option with buyers purchasing a new construction home since the property is still under full warranty during that first year of home ownership. Waiting until the 11 month mark and then conducting a home inspection to identify issues will still give the builder time to address each repair prior to the warranty expiring. Some builders offer a longer warranty, but most fall into the 12 month “bumper-to-bumper” warranty category. Determining which option is right for you will be a very personal decision and it will likely depend on your needs and preferences.
