Maricopa County is the Fastest Growing County in the Nation

The US Census recently released data that shows Maricopa County was the fastest growing county in the nation for 2016-2017! As you can see in the below chart and map created by the US Census, Maricopa County’s population increased by 73,650 people last year. This is an overall increase of 1.7%, with a total of 4,307,033 residents currently in the county. With these new residents, Maricopa remains the fourth most-populous county in the country. This should not be a huge surprise, considering Maricopa County includes major cities such as Phoenix, Scottsdale, Mesa, and Buckeye.
What does this mean for our real estate market?
With the population continuing to grow, we are definitely seeing an influx of more buyers in our market. There’s currently a shortage in inventory in the greater Phoenix area, and we are in what is called a “seller’s market.” This means there are more buyers looking for their dream home than there are homes available, which causes prices to rise.
With demand increasing and the subsequent increases in home prices, there is still a little piece of the valley where you can find a home in your budget. Queen Creek still has home prices lower than it’s neighboring cities yet offers most of the same conveniences. Then there is San Tan Valley, which is actually in Pinal County and a bit more rural, but runs right into Queen Creek. This little piece of heaven is where the bargains are to be had!
