Don’t forget to bring your Realtor with you to the model homes! When you visit the model homes without your Realtor, you lose your right to representation and the ability have someone on your side to walk you through the new build process from start to finish! Choosing to buy a new home from a builder can be both exhilarating and overwhelming, but with the assistance of a Realtor, it can also be the ideal fit for many buyers who are looking for a particular home to meet their specific needs. Unfortunately, many buyers have a misconception where new construction is concerned and they do not realize the absolute importance of using a licensed Realtor to represent them when buying from a builder.

A typical scenario looks something like this…you are driving by a brand new neighborhood and are enticed to stop and tour the model homes…next thing you know, you have fallen in love with “the” perfect house and you decide to reserve a lot and sign the contracts on the spot without a second thought. The model home sales representatives are very friendly and they are eager to assist you with all of the necessary paperwork to get things started, and they are legally qualified to perform the transaction on your behalf. So, what is the problem with this situation? The answer is representation!

What most buyers fail to realize is that the model home sales representatives are not required to act in the buyer’s best interests. In fact, the sales representatives are employed by the builder so they have a legal and fiscal responsibility to represent the builder and the builder’s best interests. Would you ever walk into a court of law without your lawyer present? The answer is probably not. It is equally important to walk into a model home with the proper representation of a Realtor by your side.

If you are interested in a new home community, then ask your Realtor to tour the model homes with you on your very first visit. Your Realtor will offer a unique perspective on the neighborhood, the quality of construction, and the market conditions and this valuable insight will help you to make an educated decision. Not only will your Realtor be there to help with negotiations, but they will be there to assist you during the buying process. Your agent will also be there at inspection, walk-thrus and closing to ensure everything goes smoothly. When buying a new build home, you should always choose to use a Realtor that will represent you and your best interests!
